Avondale Estates Central Business District Zoning
This zoning project involved creating a new mixed use zoning district for the Central Business District area that was envisioned in a newly finished Master Plan for the district. The new CBD zoning provides urban design controls for building form, sidewalks, heights, street types, parking and open space. A key component of this district is the incentive for adding additional open space in the district through height bonuses and transfer of open space provisions. Progressive standards for encouraging a pedestrian environment are also present, including parking and drive-thru facilities located to the rear of structures, parking maximums, shared parking provisions, and bicycle parking requirements.
