Covington Zoning Supplemental LCI
The Highway 278 Supplemental LCI Study took the recommendations of this large study area and applied them to create a brand new zoning strategy for the entire City of Covington. By working with the City and the community, Market + Main crafted a comprehensive new zoning strategy that is based on place making principles and is packaged into a new form-based, new urbanist-based zoning ordinance that is user-friendly and graphic intensive. By shifting away from the older conventional code and moving towards a simple and streamlined code with companion illustrations and graphics, this new code will preserve the precious traditional components of Covington that make it a charming town while also transforming the dilapidated corridors of the town experiencing disinvestment into viable parts of the community. The new districts address elements related to building design, new street standards, sidewalks and streetscapes, public spaces, and parking, while also outlining the uses, densities, and building forms for all new districts in the City.
