Small town, with intact but fledging historic Central Business District, in Greenville, South Carolina metro area that is experiencing immense growth. The community is struggling with preparing and managing the growth that is coming instead of being overrun with typical suburban big box development. Served as market analysis and economic development sub-consultant on project. Development recommendations included: leveraging CBD as competitive advantage, focusing on long-term instead of short-term, quality and maintenance of existing space, and gateway improvements. The primary catalyst projects identified included: two mixed-use infill projects, concentrating retail in downtown core, and increasing housing product diversity. Economic development priorities were also identified and specific next steps recommended on how to proceed in the future.
