Union City Town Center Overlay District

This Supplemental LCI project involved preparing new stand-alone zoning districts, including design guidelines and form-based codes, for the Union City Town Center area. The new zoning classifications include three separate districts, including a Mixed Use Town Center District, Multi-Family Town Center District and an Urban Design Overlay District for single-family residential, industrial and commercial fringe areas. These districts are a holistic approach to transforming the existing strip mall and parking lot character of the area into a new a and vibrant pedestrian-oriented Town Center district. These new zoning districts will ensure quality development through progressive urban design and aesthetic standards in addition to new urbanist requirements for sidewalks, street trees, parking standards, and site development. These districts standardize and raise the bar for quality development throughout the Town Center district so that all development will conform and implement the new community-based vision of town planning for Union City.
