Wilmington Adaptive Re-Use
Market analysis on what was needed for the adaptive re-use of the Wilmington City Transportation Maintenance Facility site. The project was done for a private developer who was in the due diligence stage of development on the site. A temperature gauge was taken on the market dynamics of the competitive area since the site was located on the edge of a redeveloping historic downtown in North Carolina. A highlighted summary of the greater market area was conducted, and then a detailed analysis of the project site's positioning was done. The site assessment included recommendations about the appropriate scale and mix of uses for the project site, with short-term and long-term considerations included. The final assessment was that the redevelopment of this site would be ahead of the marketplace. Given this situation, a partnership was struck between the private developer and the City to develop a hotel and restaurant with small-scale retail incorporated. A unique element of this project will also be a partnership with the local community college to house hospitality and culinary arts training programs.
